Airbnb bookings in your
accounting software — automated

Our assistant guides you step by step — from uploading your Airbnb exports to generating ready-to-import journal entries.

Hi! I'm your Airbnb bookkeeping assistant. I can help you process your Airbnb income and generate journal entries for Exact Online. What would you like to do?

Free to try. No credit card required.

You don't need to know the workflow

Our AI assistant walks you through every step. It tells you which files to download, where to find them on Airbnb, and what to do next. You just follow along.

1

Chat

Tell the assistant which period you want to book. It checks your settings, explains where to find each file on Airbnb, and tells you exactly what to download.

2

Upload & review

Drop your CSV files into the chat. The system processes them, runs data quality checks, and creates your exports. The assistant explains any issues it finds and how to resolve them.

3

Confirm & import

Review your exports in the visual dashboard, then confirm. Download the CSV files and import them into your accounting software. Done.

Chat + visual dashboard

The assistant guides you through the process in chat. At any point, switch to the dashboard to see a visual overview of your data — reservations, ledger events, exports, and settings.

Everything the assistant does is visible in the dashboard. Inspect individual bookings, filter ledger events by period or status, and verify exports before importing them.

The chat tells you what to do. The dashboard shows you what's happening. Both work together.

Built for the complexity of Airbnb VAT

Correct VAT rate

6% or 12% based on the payout date — with transitional rule for pre-March 2026 bookings. Applied automatically.

Three journal types

Sales (revenue), Purchase (reverse charge host fees), and Sundry (bridge account reconciliation).

Per-listing G/L mapping

Different account numbers, relation codes, and VAT codes for different properties.

Missing invoice tracking

Flags reservations without matching invoices so you can upload them when they become available.

Smart date parsing

Auto-detects DD/MM, MM/DD, YYYY-MM-DD from the data. No manual format selection needed.

Duplicate protection

Re-uploading the same file is safe. The system skips what it has already processed.

Built for Belgian accountants

If you spend hours every quarter matching Airbnb CSVs, calculating VAT periods, and building journal files manually — Airbtw replaces that workflow.

FAQ

Does this file my VAT declaration?

No. Airbtw generates journal entries for your accounting software. Your VAT declaration is done from there as usual, using the correctly booked numbers.

Which accounting software is supported?

Currently Exact Online. Support for other accounting software is on the roadmap — contact us if you'd like to request a specific integration.

Which journal types does it generate?

Sales Journal (revenue), Purchase Journal (host fees with reverse charge), and General Journal (sundry/bridge account reconciliation).

Do I need to know the workflow?

No. The AI assistant guides you through every step — which files to download, where to find them on Airbnb, and what to do next. You just follow along.

What if invoices aren't available yet?

The system flags them as warnings when you create the purchase export. When the invoices become available on Airbnb (after checkout), upload them and create a new export for that period.

Can I use this for multiple clients?

Yes. One account can manage multiple companies, each with their own settings and data.
